Nine members of the Chundawat family were found hanging from an iron grill in the hall with pieces of cloth over their eyes at the property in Deli, India.
A woman who appeared to be in her sixties was found blindfolded and hanging from a door frame, while the body of another woman in her eighties was discovered on the hall floor, reports The Indian Express.
Bizarre notes about a mysterious ritual were found alongside the dead family, police said.
But pathologist Dr Mohan Kashyap remains unfazed by the grisly past that haunts his new abode in the Burari district.
Commenting on the deaths, which happened in July last year, the 45-year-old said: "I don’t believe in superstitions and ghosts.
"All I know is I am getting a house that fits my budget."
A brother of one of the victims, Dinesh Singh Chundawat, went on to own the house.
He said he wanted to sell the two-storey property due to "bad memories" but couldn't find a buyer.
He told the Indian Express: "Nobody wished to pay the price I wanted.
"In February, I started looking for tenants. But many in the neighbourhood already spread rumours about ghosts."
Dinesh added that he found one previous tenant but they swiftly moved out. But now a brave tenant has moved in.
Cops in the Indian capital have confirmed the deaths were being treated as murder.
